Property sales include former factory and foundation home valued at $1.75 million |  News, sports, jobs

The warehouse that served as a major food manufacturing business in northern Chautauqua County has been sold.

The Post-Journal and OBSERVER analyzed real estate sales in Chautauqua County and recently looked at transactions from July 1-10.

During this time period, Chautauqua Commerce Park LLC of Tonawanda sold 14 lots at East Main, Clinton and Newton streets in Fredonia to Wavepoint Realty NY, LLC of North East, Pa. For 6 million dollars. This is the site of the former Carriage House, which closed in 2015.

According to wavepoint3pl.com, the company has 19 warehouses, most of them in western New York and western Pennsylvania. In Chautauqua County, additional warehouses are listed in Sheridan and Clymer.

The deal was signed by manager Alan B. Steinberg.

In May, another LLC run by Steinberg, 127 Central Ave., sold four parcels of land in Dunkirk to Coburn Block, LLC for $785,000. This is the site of the Coburn Building, a mixed-use building housing businesses and apartments.

But Steinberg was also buying real estate. Also in May, Lexington Machining, LLC of Rochester sold 201 Winchester Road, Lakewood, to 201 Winchester Road, LLC, Tonawanda, for $1.4 million. This is the address of Premier Lakewood Inc. The previous one closed in 2014. 201 Winchester Road, LLC is operated by Steinberg, county officials said.

There was another sale in early July that also exceeded $1 million. A single-family home at 15 Emerson Street, Chautauqua Institution, sold for $1,775,000. It is listed online as a four-bedroom, 2,437-square-foot home.

For other business sales, it sold Pines Motel on Lake Erie, Inc. of Ripley, 10684 West Lake Road, Ripley, to Shatobee, LLC of Ripley for $465,000.

Also, a parcel of land on West Lake Road, Chautauqua was sold to She Sings Property Management, LLC for $250,000. This is the site of the former Chautauqua Harbor House and is now called She Sings Cafe. The ribbon was cut in October.

Including the previously mentioned sales, from July 1-10, there were 11 sales of $250,000 or higher. The remaining top sales are as follows:
